Just like you have regular oil changes for your car, regular home maintenance will keep your home in good repair and keep you free from future headaches and wasted money.  This Fort Worth Home Maintenance Checklist will be a good resource to stay on top of those pesky maintenance items.

However, It can be intimidating to think about all those various tasks that need to be accomplished to maintain your home.  Therefore, in order to maximize the enjoyment of your home and help you keep up with these tasks, we have created a useful home maintenance calendar for you.  We have listed routine maintenance tasks that should be done monthly, quarterly, biannually and annually.  Additionally, Fort Worth Home Repair can help you with any of these routine maintenance items outlined on the Fort Worth Home Maintenance Checklist.  Therefore, this checklist is a summary of the routine Fort Worth home maintenance items that should be considered by every homeowner.

Monthly Home Maintenance

  • Fire Extinguisher:  Check that it’s fully charged; recharge or replace if needed. If you don’t already have one, we recommend you purchase and mount a good fire extinguisher in a safe and easily accessible place in or near the kitchen.
  •  Emergency Flashlight: Check that it’s fully charged and ready for use.
  •  Sink/Tub Stoppers:  Check and replace as needed.
  •  Sink/Tub Drain Holes: Clean out debris.
  •  Garbage Disposal:  Flush with hot water and baking soda
  • Range Hood:  Clean grease from filter and exterior casing.
  • Stove Top:  Clean any grease from burners or filters and burners are burning evenly; repair if necessary.

Quarterly Home Maintenance

  • Faucets:  Clean aerators; check for leaks.
  • Tub Drain Assembly:  Clean out debris; inspect rubber seal and replace if needed.
  • Floor Drain Grates: Clean out debris.
  • Outdoor Drain Grates: Clean out debris; clear foliage from around grate.
  • Toilets:  Check to make sure all interior components are working properly. Check for leaks or water marks around toilet, repair if necessary. Tighten seats on all toilets.
  • Small Home Repairs:  Inspect and repair any small items in your home.

Bi-Annual Home Maintenance

  • Smoke Detector:  Replace batteries in all Smoke or Carbon Monoxide Detectors.  We highly recommend installing CO detectors if don’t already have them.
  • Interior Caulking:  Inspect caulking around tubs, showers, and sinks; replace any if it is deteriorating.
  • Air Conditioner Filters: Change semi-annually.
  • Garbage Disposal:  Tighten drain connections and fasteners.
  • Clothes Washer:  Clean water inlet filters; check hoses and replace them if they are leaking. We highly recommend installing steel braided hoses if not already installed.
  • Clothes Dryer:  Disconnect dryer and vacuum lint from ducts and surrounding areas.
  • Wiring:  Check for frayed cords and wires; repair or replace them as needed.
  • Oven:  Clean oven thoroughly.  Check temperature calibration; repair if needed
  • Range Hood:  Wash fan blades and housing.
  • Home Exterior:Wash the exterior of your home at least twice a year.  Check to see if it needs painting or touch up.  Replace any worn or broken boards, windows sils, etc.
  • Windows:  Clean exterior and interior of windows.
  • Ceiling Fans:  Clean fan blades.  Rebalance if necessary.

Spring Home Maintenance

  • Roof:  Inspect roof surface, flashing, eaves, and sofits; repair if needed.
  • Gutters/Downspouts:  Clean them out or install no-clean, leafless version. Inspect and repair weak areas; check for proper drainage and make repairs if needed.
  • Siding:  Inspect and clean siding and repair if needed.
  • Exterior Caulking:  Inspect caulking and replace any that is deteriorating.
  • Windowsills.Thresholds: Fill cracks, caulk edges, repaint; replace if needed.
  • Window/Door Screens: Clean screens and repair or replace if needed. Tighten or repair any loose or damage frames and repaint if needed. Replace broken worn, or missing hardware. Tighten and lubricate door hinges and closers.
  • Home Exterior:  Clean and power wash exterior of home twice a year. Replace worn boards, siding, or window sills. Touch up paint as needed. Check to see if exterior needs to be repainted
  •  Windows:  Test all windows to make sure you can open/close easily.  Repair as needed.
  • Garage:  Thoroughly clean garage and power wash garage floor.  Seal garage floor with cement sealant.  Purge unused/unwanted items.  Organize garage.
  • Prune/Fertilize Trees:  Prune trees as needed. Apply tree specific fertilizer to you trees

Fall Home Maintenance

  • Roof:  Inspect roof surface, flashing, eaves, and sofits; repair if needed.
  • Gutters/Downspouts:  Clean out. Inspect and repair weak points; check for proper slope.
  • Chimney:  Clean firebox and flue; repair any cracks in flue or any loose or crumbling mortar.
  • Siding:   Inspect and clean siding and repair if needed.
  • Exterior Caulking:  Inspect caulking and replace any that is deteriorating.
  • Storm Windows/Doors: Replace any cracked or broken glass. Tighten or repair any loose or damaged frames and repaint if needed. Replace damaged hardware; tighten and lubricate door hinges..
  • Weather Stripping:  Inspect, repair or replace if it is deteriorating or if it does not seal.
  • Thermostats:  Check accuracy and replace thermostat if it is not functioning properly. We recommend installing programmable thermostats if not already installed.
  • Outdoor Faucets:  Wrap faucets with insulation.
  • Prune/Fertilize Trees: Prune trees as needed. Apply tree specific fertilizer.
  • Fence/Deck: Inspect for any warped or broken boards and replace as needed.  Stain deck and fence with weather resistant tinted sealer.

Annual Home Maintenance

  • Main Clean Out Drain:  “Rooter” out the main sewer line, particularly if there are mature trees in your yard.
  • Water Heater:  Drain water until it is clear of sediment. Test temperature pressure relief valve. Clean burner and ports (gas heater).
  • Air Conditioner:  Clean debris from and around air conditioner housing.  Clean exterior of air conditioner housing and if necessary have professional tune up your heat/air conditioning system.
  • Home Repairs:  Repair any larger ticket items that you may have been putting off.
